Forget about the lagging UK published house prices, it is already down 10-15% from the top, depending on which part of UK. When you have recession looming, more fixed rate mortgages coming to remortgage, BOE not done with rate hikes, you can expect 2024 will see house prices in UK crash by 20-25 % from the 2022 top. Wake up, sellers.

Denmark's housing loans are backed by bonds offered at auctions. House buyers can take over existing loans but they are subject to a credit assessment. As a rule of thumb, the mortgage must be a maximum of 4x the household's income per year (5x outside of the capital).
