When I wrote back in April ‘22 that I thought no value at 32p, I was thinking this might retrench to 22p …. Didn’t think it would get there so fast ! 18-22 looks a fair price for this, with all the headwinds.

Hard to see value here, even at 32p. Retail is discretionary spend & punters pockets being squeezed. Meanwhike interest rates& inflation & holding costs going up, but little prospect of rental increases. Yields bound to drift out.
